Editorial standards

Engine-derived numbers only. Every cost-seg figure on this site — the median Year-1 savings, the per-fixture reclassification ratios, the neighborhood land allocations — is the output of running representative Broken Bow properties through the Cost Seg Smart engine. The engine uses RSMeans 2024 base costs, BLS PPI time indexing, county assessor data where reliable, and IRS Pub. 946 + Rev. Proc. 87-56 MACRS classification. Nothing on this site is hand-typed plausible-looking estimates.

Reproducibility. The fixture configuration lives in cities/brokenbow.json on the project's source repo. Any researcher with the same engine inputs would produce the same outputs.

Honest downside framing. We flag market-specific risks where they exist — STR ordinances, state tax addbacks, hold-period assumptions, audit-trigger patterns. Pages don't oversell when the buyer profile is weak.

Cite-with-attribution open data. The /data/ benchmark page is licensed CC-BY 4.0 — journalists, CPAs, and researchers may republish with attribution to "Cost Seg Smart Broken Bow cost segregation benchmarks, 2026."
